Tenant Improvements were then completed to convert the upper-floor units into a medical and dental clinic. The scope included interior renovations, accessibility upgrades, and an upgraded accessible parking stall. The project was coordinated to meet health, building, and accessibility regulations while improving overall space functionality for both staff and patients.

The project consists of a new narrow infill medical imaging facility at 275 East Pender Street in Vancouver. The 6-storey building includes a ground-level lobby with upper floors dedicated to clinical use, accommodating specialized healthcare functions such as MRI and diagnostic imaging.
The design responds to a constrained downtown site, requiring careful coordination with adjacent buildings, alley conditions, and servicing, along with façade development, material selection, and ongoing permit coordination.
