A 7-storey, mixed-use rental building with 81 units (including affordable housing), ground-floor commercial space, an on-site daycare, and a public plaza at Gibsons Way and Farnham Road. A Development Variance allowed additional building height, which enabled the inclusion of three more storeys within the permitted form.

Designed with West Coast character, the building features recessed upper floors, EV-ready parking, and shared amenities. Upper-level setbacks reduce visual impact and enhance the pedestrian experience. The project emphasizes walkability, transit access, and community integration.

Erskine Mixed-Use

In collaboration with Parsi Development, this project builds on a previously approved Development Permit (2021) and advances a new Development Permit application in response to updated Transit-Oriented Area (TOA) policies and zoning bylaws. The proposal introduces a 10-storey mixed-use building with commercial uses at grade and residential units above.

The design leverages increased density to improve housing yield while refining massing, livability, and integration with the surrounding context, with a focus on a pedestrian-friendly interface and articulated façades.

Latoria Townhouses

In collaboration with Rolland Holdings Ltd., this 34-unit townhouse project in Langford received Development Permit approval in 2025 and is currently progressing through the Building Permit stage with our team.

The development is organized as a series of clustered townhomes that respond to the site’s topography while creating a cohesive, pedestrian-friendly internal streetscape. The design emphasizes livability, privacy, and integration with the surrounding natural context. The project is designed to meet Step Code 4 energy performance requirements.

Latoria Mixed-Use

This project at 586–588 and 594 Latoria Road in Colwood consists of two coordinated mixed-use residential developments under a single planning framework. The proposal includes a 6-storey building at 586–588 and a separate residential building at 594 (Bona Vita), both with commercial uses at grade and residential units above, developed in collaboration with Parsi Development.

Currently in the conceptual design stage, the project is advancing toward Development Permit submission. The design explores a compact urban form that responds to the site’s linear configuration and evolving context, supporting increased density while maintaining a clear relationship to the surrounding neighborhood and future infrastructure improvements.

Summer Residence

This summer residence was conceived as a discreet dual-unit retreat for two brothers, offering separate private living quarters within a unified architectural shell. Though entirely independent, the two homes are subtly integrated in one building—an intentional design move that makes it nearly imperceptible from the outside that it contains two distinct units.

Located in a region with cool breezes even in summer, the residence is intended for seasonal use and is designed around indoor–outdoor flow, shared privacy, and contextual sensitivity.

House of the Future

Status: International Competition Entry

 

Submitted for the House of the Future international architecture competition organized by Buildner and the Government of Dubai, this proposal envisions a contemporary family home tailored to Emirati values and lifestyles. The design balances modern aesthetics with cultural elements such as privacy, family gatherings, and adaptability.

The project accommodates one family with expandable living zones, outdoor gardens, a service block, and a private majlis. Emphasis was placed on climate responsiveness, energy efficiency, and sustainable materials, while respecting budget and plot constraints outlined by the competition brief.
